The Dholera Smart City Plot Price Puzzle: Why Two Plots Can Cost Differently

greentech projects infra pvt. ltd

A Dholera Smart City plot price changes from plot to plot because no single rate covers the whole region. Price depends on the town planning (TP) scheme, distance from the activation area, road width, plot size, land use, and approvals. A plot inside an approved TP scheme can cost several times more than one outside it.

You find two plots in Dholera. Both are 200 sq yd and sold as “smart city” plots. One costs ₹16 lakh, and the other costs ₹30 lakh.

If you are thinking someone is fooling you, you are wrong. The land looks the same on a map, but the plots are not the same. This guide shows you why and how to read any price you are quoted.

Why Does Dholera Smart City Plot Price Vary So Much?

Dholera is not one neighborhood. The region covers about 920 sq km. It is split into TP schemes. The government builds roads, water, drainage, and power scheme by scheme.

So a plot where services have already arrived costs more than one still waiting. Here is the rough picture.

ZoneWhat you getIndicative price per sq ydRisk
Core / activation area (TP1, TP2)Roads, water, drainage in place or underway₹11,000–15,000+ (prime pockets go higher)Lower
Developed TP schemesInside the SIR, services still arriving₹8,000–14,500Medium
Periphery near the SIR edgeOutside the core, longer wait₹5,000–10,000Medium to high.
Outside the SIRNo planning guarantee₹4,500–8,000High

Ranges are indicative and change often. So, always ask for today’s rate.

7 Things That Make Two Dholera Plots Cost Differently

7 Things That Make Two Dholera Plots Cost Differently

1. TP scheme and zone

This is the biggest driver. The TP scheme decides when roads, drainage, and power reach your plot. Realty Hunting says the first question to ask any seller is which TP scheme the plot sits in. Ask for the survey number too.

2. Distance from the airport, expressway, and core

Plots closer to the airport and the main SIR area cost more. But be careful and do proper research before finalizing anything. As of 24 August 2026, regular passenger flights at Dholera Airport had not been officially confirmed. You may be paying extra for closeness to something still being finished.

3. Road width and frontage

A wider road means easier access and better use. One listing site shows a plot with a 48 m main road and 12 m internal roads. Others have different frontages. Two plots in the same TP scheme can differ in price on road width and corner position alone.

4. Corner, facing, and open sides

Corner plots with more open sides often ask for more. For example, a 700 sq yd corner plot faces northeast, has three open sides, and can be listed at ₹70 lakh. That works out to ₹10,000 per sq yd. Remember, a listing is an asking price, not a sale price.

5. Plot size

Bigger plots usually cost less per sq yd than smaller ones. But the total goes up. A 600 sq yd plot can have a higher total and a lower rate than a 400 sq yd plot. Always compare both numbers.

6. Land use

Commercial plots usually cost more than residential plots in the same area. Mixed-use and SCO plots follow different rules too. Don’t compare a residential plot with a commercial one just because both are priced per sq yd.

7. Approvals and what’s already built

Plots with clear approvals are safer and cost a bit more. So does a project with roads, water, and a clubhouse already in place. Such projects cost more than empty land. If you are comparing Dholera residential plots, ask what is built today and what is only planned.

If you are still not convinced, let’s understand through a simple example.

Plot APlot B
Size200 sq yd200 sq yd
ZoneCore TP schemeNear the SIR edge
RoadWide TP roadNarrow access road
Rate per sq yd₹15,000₹8,000
Total price₹30 lakh₹16 lakh
Rate per sq ft (÷ 9)≈ ₹1,667≈ ₹889

The simple formula that you need to follow here is price per sq yd = total price ÷ plot area. To get the rate per sq ft, divide the per sq ft yd rate by 9.

It clearly means a ₹30 lakh plot will not buy you better soil but buys access, ready services, and certainty. Plot B is not a bad deal but may wait longer and carry more risk.

How to Check If a Dholera Plot Price Is Fair

Check five things before you trust any quote:

  • Get the total price and exact plot size in writing and then work out the rate yourself.
  • Ask for the TP scheme and survey number. Confirm them on the official DSIRDA map, not only on the brochure.
  • Ask about road width and corner position. These move the price within the same TP scheme.
  • Ask what is included. Stamp duty and registration are usually charged separately. Ask for the full breakup.
  • Compare three plots in the same TP scheme. Use the rate per sq yd, but also look at the total.

Mistakes Buyers Make When Comparing Prices

  • Comparing rates across zones. A core-zone rate and a periphery rate are not the same product. Compare plots inside the same TP scheme.
  • Chasing the cheapest “Dholera” plot. Plenty of land is marketed as Dholera but sits outside the approved SIR. Some of it may never get the promised utilities. Cheap often means far.
  • Treating the quote as the full cost. Add stamp duty, registration, and legal fees to your budget.
  • Paying today for tomorrow’s headlines.

Tata’s chip plant is Dholera’s biggest anchor. Commercial production was first expected by the end of 2026. It is now expected in mid-2028. The Electronics Minister has also said the plant is set to be commissioned in 2028.

The lesson is to pay for what is built today and treat the rest as a bonus. See what’s actually being built in Dholera SIR.

Conclusion

Two Dholera plots can cost differently for good reasons. TP scheme, access, size, land use, and approvals all play a part. Don’t compare plots by rate alone. Compare the full picture.

FAQs

What is the Dholera Smart City plot price per sq yard?

There is no single rate. Some guides show a wide range, from about ₹4,500 to ₹22,000+ per sq yd depending on the zone. Core TP1 and TP2 plots are usually quoted around ₹11,000–15,000+. Treat these as indicative and ask for today’s rate for the exact plot.

Why do two plots in the same area cost differently?

The reasons are TP scheme, road width, corner position, plot size, and land use. Even inside one TP scheme, road width and corner position can change the price. Approvals and nearby development matter too.

Does a bigger plot cost less per square yard?

Usually, yes. Bigger plots tend to have a lower rate per sq yd. But the total price is higher, so compare both before you decide.

Is a cheaper plot in Dholera a bad deal?

Not always, but cheaper usually means more risk or a longer wait. The plot may sit farther from the core or outside the SIR. Check the TP scheme, the title, and the approvals before you pay.

Are stamp duty and registration included in the plot price?

Usually it is not included. These costs are separate from the land price. Ask for a full cost breakup before you book
